Thatcher Yard has opened at 3233 South Thatcher Avenue in Venice’s Oxford Triangle, converting a former City maintenance yard into an intergenerational affordable housing community. The project provides 98 income-restricted homes for seniors and families across low-rise buildings topping out at three stories. The 2.14-acre site occupies the block bounded by Thatcher Avenue, Princeton Drive, Oxford Avenue, and Harbor Crossing Lane.
Thomas Safran & Associates leads the development team, with HED as architect of record and Steven Giannetti credited as design architect.

City environmental documents list a total of approximately 101,771 gross square feet, including about 590 square feet for on-site supportive-services space. The program mixes one-, two-, and three-bedroom homes, with 68 apartments reserved for seniors and 30 reserved for families. Usable open space totals roughly 19,951 square feet, organized as a central green with courtyards and landscaped patios.
Subterranean parking provides 82 vehicle stalls along with required long- and short-term bicycle parking.
Approvals for the project included a Coastal Development Permit, Density Bonus relief, Site Plan Review, Venice Coastal Zone Specific Plan compliance, a Waiver of Dedication/Improvement, and Mello Act compliance. State support included an Affordable Housing and Sustainable Communities award.
City plans concentrate the tallest volumes along the Lincoln Boulevard edge, with heights tapering down toward the neighborhood streets to the west.
Amenities comprise interior courtyards, community rooms, on-site laundry, and a small fitness room.
Situated just north of the Marina/Lincoln corridor, the community is within walking distance of local bus service on Lincoln and Washington Boulevards.
