A small-scale infill proposal along Wilkins Avenue aims to introduce family-sized housing within a dense Westwood neighborhood. Under a new application filed with the Los Angeles Department of City Planning, the existing 1930s single-family home at 10621 Wilkins Avenue would be replaced by a three-story building containing six three-bedroom apartments above a ground-level 14-space parking facility.
The project is being spearheaded by property owner Ishagh Djavaheri, in collaboration with AFCO Design as the architectural lead.

Its location situates the project just east of Westwood Boulevard, an area currently experiencing modest infill momentum. Rather than casting it as a replacement, this proposal signals incremental densification, contributing six family-sized homes in a corridor historically dominated by single-family lots. The project’s designer has framed it as a context-sensitive insertion that respects the pedestrian scale while offering infill yield.
Because the proposal is subject to a design review board hearing, the current iteration must satisfy guidelines for massing, façade articulation, and neighbor compatibility. The modest height helps reduce visual impact, and the material palette emphasizes warm tones to help the building harmonize with surrounding residential fabric.
Renderings reveal a contemporary low-rise façade characterized by alternating bands of wood-textured panels and smooth stucco surfaces, punctuated by expansive windows and subtle overhangs that soften street presence. A small rear yard is preserved for open space, and balcony recesses enhance privacy for upper units.
If approved, the new structure would broaden Westwood’s middle-density housing mix, offering alternatives for families in an area often limited to small units or detached houses.
