A new mixed-income apartment development is moving forward on Helms Place near Culver City, following the close of construction financing arranged by Priority Capital Advisory. The project, led by Chicago & Los Angeles-based developer CityPads, will deliver 92 residential units in a five-story structure designed by Albert Group Architects.

The property, located at 8931-8945 Helms Place, sits just east of the Culver City border in a corridor recently rezoned for multifamily and mixed-use construction. The area is steps from the Helms Bakery District, the Culver City Arts District, and the Ivy Station transit hub, placing future residents within walking distance of light rail, restaurants, and employers such as Apple, Amazon, Sony, and Warner Bros. Discovery.

Plans call for a mix of 38 studios, 53 one-bedroom units, and one three-bedroom apartment, with 12 units reserved as affordable housing for lower-income renters. The remaining apartments will be offered at market-rate levels, broadening the supply of mid-rise rental housing in West Los Angeles.

Renderings by Albert Group Architects depict a contemporary façade of geometric balconies and inset terraces, arranged within a frame of white and wood-toned materials. Deep recesses along the front elevation create visual rhythm while shading private balconies. Inside, residents will have access to coworking space, a shared lounge, on-site parking, private patios, and a rooftop deck with panoramic views of the city.

The $28 million senior loan was arranged by Priority Capital Advisory on behalf of CityPads, with JLL’s Lucas Borges serving as co-broker. Priority Capital founder Zachary Streit noted that few market-rate projects are proceeding under current financing conditions, underscoring the project’s strong location and lender confidence.

CityPads, which manages a portfolio of more than 700 units across Chicago and Los Angeles, described the Helms Place property as its first Los Angeles–area development. The company also plans a 144-unit project across the street and has additional housing proposals in the pipeline for West Los Angeles.

Completion of the Helms Place apartments is anticipated in late 2026, adding new mixed-income housing to one of the Westside’s most in-demand neighborhoods.
