A modular construction approach is being proposed for a new affordable housing development in Watts, where plans call for a five-story residential building at 1198 East 105th Street, near Central Avenue. The project introduces prefabricated housing delivery to a neighborhood-scale infill site, marking a departure from conventional on-site construction methods typically used for similar developments.
According to information provided by Logos Faith Development, the project would consist of 91 affordable apartments assembled from factory-built modular units. The development is planned for land owned by a religious institution, a property type Logos Faith Development has previously utilized for housing projects in South Los Angeles.
The residential units would be supplied by Model/Z, which fabricates prefabricated housing components at its production facility in Compton. The modular units are designed to meet HUD Section 8 and ADA accessibility standards, with individual units measuring approximately 420 square feet. Beyond these specifications, no additional architectural or amenity details have been released.
Logos Faith Development has indicated that construction is expected to begin in 2026, with completion and resident occupancy anticipated before the end of the year. No architectural renderings or detailed site plans have been made public for the project at this stage, limiting current disclosures to building height, unit count, and construction methodology.
The site lies a short distance south of 103rd Street and Central Avenue, where Logos Faith Development is also pursuing a separate affordable housing project with a larger unit count. If delivered as proposed, the 105th Street development would add new subsidized housing capacity to the Central Avenue corridor while serving as a localized application of modular residential construction in Watts.
