A new townhome proposal is moving through Santa Ana’s entitlement process for 501 South Harbor Boulevard, a corner parcel fronting both Harbor Boulevard and Camille Street. City records show the request has been docketed for Planning Commission consideration as a tentative tract map item.

The application describes a 30-unit residential development composed of three-story townhome buildings. Plans call for a mix of three- and four-bedroom layouts, with parking primarily handled through two-level private garages integrated into each unit’s ground-floor frontage.

Project parking is shown at 70 total stalls when garage spaces are combined with guest parking. Site circulation would be organized through shared drive aisles and common access areas, reflecting the challenges of fitting internal movement and parking on a compact corner lot with two public street edges.

Design work is attributed to Sakura Architects, with Ventus Group, LLC listed as the applicant. A concept rendering depicts a contemporary infill composition with flat-roofed massing, simplified façade panels, and perimeter landscaping intended to buffer sidewalks and internal drive areas.

If approved, the project would introduce for-sale style, garage-oriented housing to a site historically associated with auto-serving use, replacing that low-intensity program with a denser residential layout at a prominent Harbor Boulevard intersection.
