A high-rise residential proposal is returning to formal city review at 9229 Wilshire Boulevard in Beverly Hills, where housing development has already been approved through earlier planning actions. The latest application reflects a revised configuration within a development framework established by prior entitlements on the site, rather than a new introduction of residential use.

In July 2024, the Beverly Hills City Council conditionally approved an eight-story mixed-use residential project for the property. That plan called for 56 dwelling units, including six very low-income apartments, along with ground-floor commercial space and three levels of subterranean parking. Density bonus waivers granted at that time permitted additional height, added stories, and modified setbacks, establishing a baseline level of residential intensity for the site.

That entitlement context expanded in October 2025, when the Beverly Hills Planning Commission approved a 14-story mixed-use development. Under that approval, the project scope expanded to include 116 residential units, 24 of which were designated as affordable, along with ground-floor retail space, a 60-room hotel component, and subterranean parking accommodating 140 vehicles, marking a substantial increase in the intensity of development permitted on the site.
The proposal now under review represents a revised configuration within that established envelope. Plans submitted by Wilshire Skyline call for a 26-story residential building containing 195 apartments and 252 parking spaces, with hotel uses removed from the program. The revised application maintains residential use as the primary function while reorganizing height, density, and internal layout.
Architectural renderings depict a vertically expressed tower with a patterned facade and a commercial base oriented along Wilshire Boulevard. Earlier this month, the City Council set aside the prior approval and returned the proposal to the Planning Commission for further consideration of the revised plans.
