A new mixed-use residential development is moving forward at 6266 West Sunset Boulevard, where plans call for the transformation of an underutilized commercial site near the intersection of Sunset Boulevard and Vine Street into a mid-rise apartment complex with ground-floor retail.
The project, proposed by Sares-Regis Group, envisions an eight-story building containing 170 studio, one-, and two-bedroom apartments. Commercial uses would be concentrated along the street level, with approximately 9,300 square feet of retail space lining Sunset Boulevard and contributing to pedestrian activity in the Hollywood core.

Residential density at the site is enabled through state density bonus provisions, which permit additional height and floor area in exchange for on-site affordable housing. Project documents indicate that 34 apartments would be reserved for households earning at low- and very low-income levels, with long-term affordability restrictions recorded as part of the development program.

Architectural plans prepared by TCA Architects show a contemporary podium-style structure organized around the perimeter of an existing high-rise tower already located on the property. The new construction would integrate residential units above a retail base, with shared open space and amenity areas positioned on upper podium levels and rooftop terraces.

Parking for the development would be provided on site, with 284 vehicle spaces distributed across a structured parking layout. Bicycle parking and residential amenities are also incorporated into the design, reflecting the project’s location within one of Hollywood’s most transit-rich and walkable districts.

With discretionary approvals now in place, the Sunset Boulevard project is positioned to advance toward permitting and construction, marking another phase in the ongoing redevelopment of the Sunset and Vine corridor.
