A new residential building has been filed for development at 160 South Union Place, where plans outline a compact mid-rise structure organized around a podium form. The proposal introduces a vertically stacked building that consolidates residential mass within a narrow site footprint.
Renderings depict a contemporary composition in which a solid lower base supports multiple residential floors above. Upper levels are expressed through a regular window pattern and recessed elements that visually break down the building’s height, while the podium establishes a clear street-level datum along Union Place. The overall massing emphasizes vertical efficiency rather than horizontal spread, reflecting the limited dimensions of the site.
The project is designed without on-site vehicle parking, placing it within a car-free housing typology. Residential units are arranged entirely above the podium, with building access and support spaces contained at the lower levels. This configuration allows the structure to dedicate the full depth of the parcel to housing rather than circulation or parking infrastructure.
A total of 91 apartments are proposed, consisting of studio, one-bedroom, and two-bedroom layouts. All units are reserved for income-restricted households, with the exception of a single manager’s residence. Development incentives are requested through the Citywide Housing Incentive Program to permit the building’s height and unit count under the submitted design.
Architecture for the project is credited to Commun. If approved, the building at 160 South Union Place would introduce a seven-story affordable housing structure that combines a podium-based form with a zero-parking residential program on a constrained urban lot.
