A large-scale mixed-use redevelopment is advancing at 236 North Central Avenue in Glendale, where Trammell Crow Residential is proposing to replace the former Sears department store property with a new eight-story residential complex. AC Martin is responsible for the designs.
The project would introduce 682 rental apartments within an approximately 650,000-square-foot structure. Plans include 72 units reserved for very low-income households, along with roughly 1,515 square feet of ground-floor commercial space fronting Central Avenue. Parking for residents would be accommodated within a 930-space structured garage integrated into the building podium.

Site plans depict a full-block configuration organized around internal courtyards and landscaped open spaces. Amenity areas include elevated outdoor decks, pool space, and pedestrian pathways that connect California Avenue to Central Avenue. The building massing steps and shifts along the street edges, with varied façade treatments intended to break down the scale of the eight-story form.

In addition to the primary development site, the proposal identifies land north of the project at 201 California Avenue for potential future public park use. That component would utilize a portion of the former Sears property separate from the residential structure.

The project previously faced a City Council denial tied to architectural concerns. However, state housing officials later issued a notice citing potential violations of the Housing Accountability Act, prompting reconsideration of the earlier vote. City staff has since recommended rescinding the denial and moving forward with approval.

If ultimately approved, the redevelopment would replace a vacant commercial anchor with high-density residential use near the core of downtown Glendale.
