Plans on file outline an eight-story residential building proposed at 155 West 6th Street and 625 South Beacon Street in San Pedro, where a consolidated site is planned for redevelopment with a large-scale mixed-use apartment complex. Rather than emphasizing transaction milestones, the proposal is defined by its building massing and internal organization, which together establish the spatial framework for a 281-unit residential program.

The project arranges its residential density within a podium-style structure that occupies the combined footprint of the two parcels. Upper residential floors are organized above a ground-level base containing parking and limited commercial space, creating a continuous street edge along both 6th Street and Beacon Street. This configuration allows the bulk of the housing to be consolidated vertically while maintaining active frontage at grade.

Architectural drawings prepared by KFA Architecture depict the building mass broken into articulated volumes, with internal courtyards introduced within the upper volume of the structure. These courtyards function as organizing voids within the structure, bringing light and air into the center of the building while reducing the perceived scale of the eight-story form. The approach prioritizes internal open space rather than perimeter setbacks, concentrating shared outdoor areas away from the public sidewalk.

The residential program consists of 281 studio, one-, and two-bedroom apartments distributed across the upper floors. Unit layouts are arranged along double-loaded corridors that wrap the courtyard spaces, allowing a high unit count to be accommodated within a compact envelope. Ground-floor plans indicate approximately 1,276 square feet of commercial space integrated into the base of the building, positioned to engage the surrounding pedestrian network without dominating the project’s overall program.

The development is being led by High Street Residential in partnership with Haseko North America, with Westport Construction identified as the general contractor. While the project forms part of the broader City Place redevelopment area, the submitted plans present it as a self-contained residential infill, with its architectural identity shaped primarily by massing modulation and courtyard-driven organization rather than external phasing or adjacent development.
