A new six-story building planned for 3475 Torrance Boulevard in Torrance is organized around a raised central courtyard, with residential units arranged across multiple stepped levels above a podium base. The project has received approvals allowing a combined residential and medical office program on the site.
The building incorporates 106 apartments positioned above lower-floor uses, with a portion of the structure dedicated to medical office space totaling approximately 12,226 square feet. Access to parking is provided within a below-grade garage integrated into the base of the building.

The architectural form is defined by a series of setbacks and projecting volumes that create variation along the upper floors. Open terraces and recessed sections are distributed throughout the structure, while circulation appears to be oriented toward the interior courtyard, which functions as a shared open space.
Designs prepared by Pleskow Architects indicate a contemporary exterior composed of light-toned surfaces with darker accents. Large window openings and private balconies are incorporated into the façade, reinforcing the layered configuration of the building mass.

The project includes an income-restricted housing component, with 16 units allocated under affordability requirements tied to density bonus approvals. Development approvals were granted in 2025, with construction expected to proceed over an estimated multi-year timeline.
