A four-story apartment building has been proposed for 1112 North Columbus Avenue in Glendale, where plans call for 24 residential units above a below-grade parking level. The project is organized as a compact residential structure containing 24 units, arranged above a below-grade parking level. The garage is designed to accommodate 20 vehicles, accessed from the rear portion of the property. KTGY is responsible for the designs.

Unit layouts include a mix of one- and two-bedroom configurations, with floor areas ranging from approximately 602 to 809 square feet. A portion of the units are allocated under affordability requirements tied to density bonus provisions, allowing the project to increase its residential capacity beyond base zoning limits.
The building’s massing is defined by a rectangular footprint with vertical and horizontal façade articulation visible in elevations. Renderings depict a combination of light-toned surfaces and darker cladding elements, with recessed balconies and window groupings contributing to variation across the exterior.

The proposal was reviewed by the Glendale Design Review Board as part of the approval process. The development would replace existing residential structures on the site, consolidating the parcel into a single multi-family building.
