In Monterey Park, at the intersection of Atlantic Boulevard and Garvey Avenue, a proposed mixed-use development at 220 South Atlantic Boulevard is designed to establish a prominent corner presence through both its massing and architectural expression. The building frames the junction with a continuous street edge while emphasizing the corner with a distinct vertical volume that rises above the surrounding façades.
That corner element is defined by a large-scale graphic treatment wrapping the upper levels, paired with an elevated portion of the structure supported by angled columns at the ground floor. This configuration creates a sheltered pedestrian zone below while visually marking the intersection as a focal point. Along both street frontages, transparent retail spaces and outdoor seating areas extend activity to the sidewalk, reinforcing a continuous connection between the building and the public space.

Beyond the corner, the project is composed of multiple volumes that vary in material and form. A darker, vertically ribbed section contrasts with lighter residential wings, while green-accented portions introduce additional variation across the façade. Recessed balconies and regularly spaced window openings contribute to a layered exterior that breaks down the overall scale of the five-story structure.

The development, identified as Deerfield Center, is planned to include 369 residential units above approximately 20,000 square feet of ground-floor commercial space. A single level of subterranean parking is proposed beneath the building. The site currently contains a retail complex, which would be cleared to make way for the new construction.
Property records list ACEM, LLC, an entity affiliated with Tecton Group, as the site owner. Architectural design is being led by Carrier Johnson + Culture. The project brings a higher-density residential and commercial program to a site positioned along two major corridors in Monterey Park.
