Plans for a redevelopment at 1655 26th Street in Santa Monica would introduce a large-scale residential complex in place of an existing site, bringing a substantial increase in housing capacity to a property located across from the Water Garden office campus. The proposal envisions a multi-building form organized around shared open space, shifting the site from its current condition to a dense, vertically scaled residential environment.

Project renderings show the development arranged around a central courtyard featuring a pool, landscaped seating areas, and pedestrian pathways. The buildings frame this interior open space, creating a defined amenity zone that is visually and spatially separated from the surrounding streets. This inward-facing layout organizes circulation and residential access while concentrating outdoor activity at the center of the site.

The structure rises to eight stories and contains a total of 401 residential units, consisting of studio, one-bedroom, and two-bedroom layouts. At ground level, 1,820 square feet of commercial space is incorporated along the street frontage, while parking for 444 vehicles is planned within a semi-subterranean garage beneath the building.

The exterior composition is defined by a contrast between light and dark façade treatments, which break the mass into distinct volumes. Along the street-facing elevations, large expanses of glazing mark the base level, while upper floors incorporate recessed windows and projecting balconies that introduce depth and variation across the building envelope.

The development proposal comes from KSM Associates Inc. and includes an affordable housing component of 41 units designated for moderate-, low-, and very low-income households. The inclusion of these units would allow the project to utilize density bonus provisions to reach its proposed scale.

The site sits within a portion of Santa Monica that is seeing continued multifamily development activity, including additional residential proposals in the immediate vicinity. Its proximity to a major employment center positions the project within an area where new housing construction is increasingly concentrated.
