A hotel development has been proposed for 2645 South Western Avenue in Jefferson Park. The project would rise on a vacant corner lot at Western Avenue and 27th Street. Hitendra Patel is listed as the applicant behind the proposal. Studio M + A is responsible for the design.
The new building would contain 59 guest rooms across three stories. Project materials also show on-site parking for 46 vehicles. The development would bring a new hospitality use to a stretch of South Western Avenue that has seen multiple recent residential proposals and new construction projects.

Renderings show a low-rise hotel building with a C-shaped footprint, large ground-floor window openings, horizontal banding, and vertical architectural fins along the Western Avenue frontage. The building’s exterior uses white, gray, beige, and brown tones, with Best Western Plus signage shown on the upper portions of the façade.

The design includes a rounded tower-like element at one corner of the building, paired with horizontal accent bands and a circular detail near the top. A second-level outdoor patio is shown within the building’s interior-facing portion.

The project follows an earlier hotel proposal for the same property that had received permits but did not move forward beyond site clearing. The current version reduces the room count from the previously approved 77 rooms to 59 rooms while retaining a similar exterior design concept.
A construction timeline has not been announced.
