A six-story mixed-use development is proposed at 305 East Colorado Street in Glendale, where a large residential and commercial complex would replace the United Community Church property. The project would contain 323 apartments ranging from studios to three-bedroom units, along with 9,143 square feet of ground-floor commercial space. Kevin Tsai Architecture is responsible for the design.
The residential program would include 33 apartments reserved for very low-income households. The development also proposes parking for 474 vehicles. Density bonus waivers are being sought as part of the entitlement process, together with the vacation of an adjoining alley.

The renderings organize the development as two substantial six-story volumes separated by a landscaped central opening facing Colorado Street. Each volume combines a lighter central facade with darker outer sections, while recessed windows and balconies establish a regular grid across the residential floors. At street level, broad glazed storefronts extend along much of the Colorado Street frontage, with outdoor seating shown beside portions of the commercial space.
A second perspective shows the building extending considerably behind the street-facing volumes. The side elevation is broken into additional sections through changes in facade depth, balcony placement, and contrasting light and dark finishes. A tall multicolored vertical feature marks one portion of the elevation, while landscaped areas and pedestrian spaces are incorporated between the building masses.
The project would introduce a substantial residential component to the site while maintaining commercial activity along Colorado Street. Its combination of 323 apartments, affordable housing, retail space, parking, and multiple landscaped areas establishes a program extending across much of the existing church property.
