A major mixed-use development at 11111 Jefferson Boulevard is moving closer to construction after Lincoln Property Company and McCourt Partners secured $132.7 million in construction financing from Bank OZK. The six-story project, named ElevenOneEleven, is planned for a 3.43-acre site at Jefferson and Sepulveda Boulevards in Culver City. Construction is expected to begin during the fourth quarter of 2026.
KFA Architecture is designing the project.

ElevenOneEleven will contain 344 apartments, including 52 affordable homes, along with 2,000 square feet of retail space. The development will also provide 17,520 square feet of publicly accessible outdoor space, giving the project a sizable landscaped component alongside its residential program. Culver City’s current project information confirms the six-story building and the revised 344-unit plan.

Renderings by KFA Architecture show the development divided into several connected volumes rather than presenting a single uninterrupted building face. Pale exterior surfaces are paired with blue-gray sections, darker brick-toned lower levels, recessed balconies, and large windows. Along Jefferson Boulevard, landscaped walkways and planting lead toward a public gathering area surrounded by retail frontage and outdoor seating. Other portions of the property are shown with lawns, shade structures, trees, and additional seating areas.

The development will include 500 parking spaces and two floors devoted to residential amenities.

The new financing gives ElevenOneEleven the capital needed to advance from an approved development into construction. With 344 homes, 52 affordable units, retail space, and more than 17,000 square feet of public outdoor areas, the project is set to substantially reshape the prominent Jefferson and Sepulveda intersection when work gets underway later this year.
