A residential property at 1321 Palms Boulevard in Venice could be divided into seven individual lots under a new housing proposal now under review by Los Angeles City Planning. The plan calls for seven three-story homes arranged in two groups across the site. 1321 Palms LLC is the applicant. Design Studio VOID is the architect. Mosaic Development is the project developer.
The seven homes would provide a combined 11,203 square feet of floor area. The largest residence, positioned along Palms Boulevard, would contain 1,720 square feet, while three neighboring homes would each measure 1,614 square feet. The three residences toward the rear of the property would range from 1,541 to 1,550 square feet. All of the buildings would rise to a maximum height of 30 feet.
Plans show four two-bedroom homes along the Palms Boulevard side of the property and three three-bedroom homes closer to the alley. The Palms-facing residences place living, dining, and kitchen spaces on the second floor, with bedrooms above and two-car garages at ground level. The rear residences use a different layout, placing their main living spaces on the first floor and bedrooms across the upper two levels.
Renderings reveal the Palms Boulevard frontage a residential character rather than the appearance of a larger apartment building. Four gabled sections break up the three-story facade, with light-colored walls, a textured lower level, dark-framed windows, inset balconies, and a dark roof. Landscaping is shown between the sidewalk and individual entrances, while the repeated roof forms distinguish each home within the row.
The proposal would use California’s streamlined rules for smaller residential subdivisions. City Planning describes the project as a seven-lot, seven-home development, with the application filed in October 2026.
