Plans are moving forward for a new mixed-use residential building at 1410-1422 South Main Street in Venice, where a contemporary mid-rise structure would introduce new housing and restaurant space along a corridor currently occupied by two single-family homes. The project is being advanced by Three on the Tree, LLC, with architectural design by Venice-based m_Royce Architecture.
The proposal calls for the construction of a five-story building containing 20 residential units arranged in a mix of studio, one-bedroom, and two-bedroom layouts. Approximately 3,676 square feet of restaurant space is planned at the ground level, activating the street frontage along Main Street with dining-oriented commercial use.

Project approvals include incentives through California’s State Density Bonus program, allowing the building to exceed certain zoning limitations. In exchange for the additional residential capacity, four of the apartments are designated as deed-restricted homes for very low-income households.
Renderings depict a contemporary structure characterized by a layered façade wrapped in perforated metal screening, creating depth across the exterior while also providing shading and visual texture. Residential levels include recessed balconies and planted terraces, while the upper portion of the building is capped with a rooftop deck and a large lattice-style canopy structure.
Parking for the development will be accommodated in a garage containing 28 vehicle spaces. According to city planning records, the project site spans two adjoining parcels along South Main Street and would replace the existing detached houses currently occupying the property.
The development represents a small-scale infill project within the Venice neighborhood, where new mixed-use housing proposals have increasingly appeared along commercial corridors as Los Angeles continues to pursue additional residential construction near neighborhood-serving retail and dining uses.
