A mixed-use project is in the works at 12544-12582 Ventura Boulevard in Studio City, Los Angeles. The project proposal includes the development of a residential building with commercial space, replacing a series of small commercial buildings on the site.
Austin Family Development is the project developer.
Named Sunswept Place, the project will bring a four-story structure featuring 27 condominiums, including five affordable units. Commercial space spanning an area of 17,400 square feet will be developed on the ground floor. Parking space with a capacity of 154 vehicles will be designed in a screened three-story garage at the rear of the site.
Renderings depict stepped terrace decks along the building’s northern face, reducing its scale along Ventura Boulevard. Onsite amenities are inclusive of a large rooftop amenity deck with a swimming pool.
The developer is pursuing density bonus incentives, permitting a larger structure than allowed under zoning rules due to the inclusion of onsite affordable housing.
The Studio City Neighborhood Council’s Land Use Committee will review the submitted proposal, and a meeting has been scheduled for November 10, 2021. The property site is located south of the Los Angeles River. Construction is expected to occur over 16 months, starting in January 2023 and concluding in Fall 2024.
