A new residential development has been proposed at 801 North Alvardo Street in Echo Park, Los Angeles. The project proposal includes the development of a five-story apartment complex. Plans call for the demolition of a small residential building that is currently being used as a church.
Beverly Hills-based Local Development Inc is the project applicant. Warren Techentin Architecture is responsible for the design concepts. Century City-based investment management firm, Manhattan West is the property owner.
The project will bring a new five-story apartment complex featuring 55 units. The residences will be offered as a mix of studios, one-bedroom, and two-bedroom dwellings. A two-level, 40-car subterranean parking garage will also be designed on the ground floor.
Requested entitlements include Transit Oriented Communities incentives permitting reductions to required automobile parking and increased floor area. In exchange, five of the new apartments will be set aside as affordable housing at the extremely low-income level.
Renderings reveal a contemporary exterior clad in perforated metal screens and stucco. Architectural plans show a rooftop amenity deck and a small courtyard located at the building’s ground level.
The project site sits a few blocks south of Sunset Boulevard and Alvarado Street. The project application has been submitted and is pending approval. The estimated construction timeline has not been announced yet.
