7700 North Woodman Avenue has topped out, in Van Nuys. The project, by USA Properties Fund, will bring 239 new units to the area, most of which will be low income housing. The design is five stories tall, reaching 57 feet at its maximum height. It has been titled “Vintage at Woodman.”
Homes will be in the upper four floors, and parking will be on the ground floor. The units will range from 50%-80% of area’s median income, except for two, which will be manager’s units. The low income units will be reserved for residents 55 years old or older. Apartment designs will include one and two bedroom layouts.
Indoor amenities will include on site laundry, a fitness center, a community center, and a leasing office. Outdoors there will be a large landscaped area, with a BBQ, outdoor kitchen, a dog wash, and seating and lounging areas. Bicycle parking will be provided, with 42 long term spaces, and 22 short term spaces. Parking will be broken down into one compact, six disabled, and 145 standard spaces.
Architects Orange are behind the design. The project is scheduled for completion in spring of 2023. Estimated costs will range from about $1,013 to $1,530 for a one bedroom apartment, to $1,213 to $1,998 for a two bedroom, two bath apartment.
