A new mixed-use project has been proposed for development at 5760 West Obama Boulevard in Crenshaw Boulevard, Los Angeles. The project proposal includes the development of a mixed-use featuring apartments and retail space. The project calls for the demolition of the existing parking and commercial buildings.
Farzad Nourollah of FN Property Investments, LLC is the project owner. Daryoush Safai is designing the project.
The project site is located a quarter-mile south of Metro’s La Cienega/Jefferson Station.
The project site is an L-shaped parcel spanning an area of 0.81 acres. The project calls for a new six-story edifice featuring 126 studios, one-bedroom units, and two-bedroom units above approximately 20,250 square feet of ground-floor commercial space. Plans also call for 165 parking stalls, to be located at the ground floor and in two basement levels.

Requested entitlements include density bonus incentives, permitting more housing and a larger building than zoning rules would typically allow for the site. In exchange, Nourollah has proposed to set aside 15 of the new apartments as deed-restricted affordable housing priced for very low-income renters.
Renderings reveal a low-rise structure painted orange and white. Architectural plans indicate that the building would incorporate a rooftop deck, a central courtyard with a swimming pool, and numerous private balconies. Additionally, the building would pare down in height toward its southerly property line to account for the adjacent single-family zone.
The project proposal has been submitted for review and is pending approvals. The estimated construction timeline has not been announced yet.
