A new residential project has been pitched for construction at 1212 East 4th Street in Santa Ana in Orange County. The project proposal includes the development of a mixed-income housing community designed as a four-story building.
Unison Real Estate Group LLC is the project developer.

The project proposes the redevelopment of a vacant lot into a mixed-income housing community, offering 15 apartments. The project will bring a new four-story building featuring 15 apartments designed as a mix of studios, one-bedroom, and two-bedroom apartments. The apartment complex will also provide parking for 17 vehicles.
Plans call for one of the apartments to be set aside for rent by households earning less than 30-to-50 percent of the area’s median income level, or a maximum of $71,750 for a four-person household. The restricted below market-rate unit would make the project eligible for density bonus incentives, permitting waivers of development standards imposed by zoning rules.

Renderings reveal a contemporary design showcasing architectural styles similar to many nearby local multiple-family or mixed-use residential communities under construction. The design team has proposed to install art murals on the eastern and western facades of the low-rise structure. Stucco and fiber cement board exteriors will be installed along the northern and southern facades.

The project site is located a quarter-mile southeast of the Santa Ana Regional Transportation Center. A project application was submitted for review to the city Planning Commission. The estimated construction timeline has not been announced yet.
