A new residential project has been pitched for development at 951 South Berendo Street in Koreatown, Los Angeles. The project proposal includes the construction of an eight-story residential tower offering spces for residential units and onsite parking. A set of three buildings were recently demolished on the project site.
Reza Moalej of 951 Berendo, LLC is the project applicant. Corbel Architects is designing the project.

The project developer seeks approval for the construction of a new eight-story building, offering 77 apartment units. The residential units will be designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom dwellings. Parking for 122 vehicles will be provided on the site.
Requested entitlements for the project include Transit Oriented Communities incentives in order to permit a larger building than would normally be allowed by zoning rules. In exchange, eight of the proposed apartments as affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-type building. Plans call for parking at grade and on the building’s second floor, as well as amenities including outdoor decks on the 3rd and 7th floors.
The proposed project is a near twin to a similar eight-story, 77-unit development planned across the street at 950 S. Berendo Street by Grubb Properties. The project site is located near a Target-anchored development, one block north of Olympic Boulevard in Koreatown. The estimated construction timeline has not been announced yet.
