Stories are rising at 3170 West Olympic Boulevard, in Koreatown. The project has been dubbed “The Bora.” Previously, ground-level buildings on the site were demolished a couple of years ago. Bando Dela Corp recently purchased the site for $20.3 million.

The project will reach eight stories high and have 203,800 total square feet of floor area. It will be 85 feet tall, 270 feet long, 182 feet wide. The ground level will have parking and retail space, with additional parking in the basement level. The upper seven levels will house 252 apartments, leading to a 95 percent density increase. 46 of the units will qualify as very low-income dwellings.

Nine compact, six disabled, and 230 standard parking stalls will be inside, and 188 long-term and 22 short-term spaces for bicycle parking. The lot is in a transit priority area, with the Olympic/Harvard bus stop within a short walking distance. The Wilshire/Western station, connecting to the purple line, is also a few blocks away. The site is also close to Hobart Elementary School, and several restaurants are close by.

Archeon Group, a multi-disciplined architectural, planning, and development firm is spearheading the project. Permit valuations place the cost at about $39 million.
