Development permits were filed seeking the approval of a three-story apartment building over a garage at 627 North Dillon Street in Silver Lake, Los Angeles. The project proposal includes building a 30 feet high apartment building. 627 Dillon Associates and Galaxy Commercial Holdings sold the property to MDT Properties Inc. for $3.35 million. Now developers await permit sanction and plan review from the city’s planning commission to break ground.

Ken Stockton Architects Inc is managing the design concepts and construction of the project.

The total site area is a 13,000 square foot lot, made by merging two lots at 627 and 631 Dillon Street. The building area proposed is 27,580 square feet. The total floor area proposed is 40,660 square feet. The apartment building will house a total of Type V 30 ready-to-use multi-family residential units. Two of the thirty units are proposed as affordable units. The residential units are offered as a mix of one-bedroom one-bathroom and two-bedroom two-bathroom apartments, averaging 674 square feet. A total of 34 bike parking spaces and 50 vehicle parking spaces are also proposed.

The estimated value of the construction is $4.6 million. The estimated date of project completion has not been announced yet.

Located less than a quarter mile northeast of the 101 freeway and half a mile southwest of Sunset Boulevard, residents of 627 North Dillon Street will be walking distance from numerous restaurants, retail, and commercial stores while still maintaining manageable commute times to some of the largest employment hubs in the city. Additionally, the property is located less than one mile from the Vermont/Beverly Metro Red Line station, allowing residents convenient access to Downtown Los Angeles, Hollywood, and North Hollywood.
