Construction is now complete on a new seven-story residential building at 2225 Sunset Boulevard, near the bustling intersection of Sunset and Alvarado in Echo Park, Los Angeles. The project, developed by Cypress Equity Investments (CEI), introduces 176 apartments into a contemporary complex situated within steps of neighborhood amenities and transit connections.
Designed by Ottinger Architects, the newly completed building utilizes Transit-Oriented Communities (TOC) incentives, allowing increased density and height beyond standard zoning limits. In exchange for these incentives, the developer committed to reserving 18 units—approximately 10 percent of the total—as deed-restricted affordable housing targeted toward extremely low-income households.

The complex spans seven stories along Sunset Boulevard but thoughtfully steps down to a four-story scale facing Elsinore Street to the north, harmonizing with the neighborhood’s lower-density character. Residential units are offered in an extensive variety of layouts, ranging from studios to rare five-bedroom configurations, ensuring broad appeal to families, singles, and shared living arrangements alike.
Architectural design presents a contemporary aesthetic with podium-style construction featuring metal panels juxtaposed against warm wood siding. The building incorporates a robust amenities program, highlighted by landscaped interior courtyards and a large rooftop deck providing expansive views across Echo Park and Downtown Los Angeles. Additionally, street-level units along Sunset Boulevard are designed as live/work spaces, activating the building’s frontage and enhancing pedestrian experience.

Parking for residents and visitors totals 203 spaces, located within an on-site subterranean garage, exceeding the minimum requirement set by the City’s transit-adjacent zoning allowances. Bicycle storage and pedestrian-friendly pathways further enhance the project’s sustainability credentials and encourage active transportation modes in alignment with city goals.
Permitting and entitlement approvals were secured from the Los Angeles Department of City Planning, with full City Planning Commission approvals finalized in May 2021. Construction activities began shortly thereafter, with Cypress Equity Investments managing the build-out through completion in mid-2025.
The building’s proximity to Sunset Boulevard’s vibrant commercial corridor, adjacent retail hubs, and nearby transit connections position it as an attractive residential offering in a highly walkable, transit-friendly location. The project significantly boosts Echo Park’s housing stock while providing essential affordable units amidst an ongoing housing crisis.
