Real estate developer, City Century, seeks approval to demolish a 1930s structure at 1201 South Grand Avenue in South Park, Los Angeles to develop a forty-story apartment complex with retail space and on-site parking. The developer is aiming for groundbreaking in early 2022. MVE + Partners is managing the design concept and construction of the project.

Named Arris, the apartment tower will add apartments to the Los Angeles housing market, offered as a mix of one, two, and three-bedroom units. A retail space of 7,100 square feet is proposed on the ground floor. A parking garage is designed which will offer spaces for approximately 359 vehicles. Other on-site amenities are inclusive of a fitness center, a rooftop deck, and a swimming pool.
The building facade will rise to a height of 461 feet. Renderings reveal cantilevered balconies running across the contemporary-style facade made of glass and steel.

After the groundbreaking, the project is expected to be finished after 33 months and could be on the market as early as 2025.

It will replace a Streamline Moderne building that was once home to Felix Chevrolet. The City of Los Angeles will complete an environmental impact report relating to potential construction noise and impacts to cultural resources resulting from the project. One of the issues to be studied is the proposed demolition of the existing structure that Planning Department officials have flagged as a potential historic resource.
The property is situated near another residential project at 1233 South Grand Avenue.
