Framing is starting to rise for “Bell Creek Apartments” at 6940 North Owensmouth Avenue, in Canoga Park. The development is by Meta Housing, a firm that specializes in arranging complex financing structures. The site will bring low-income housing to special needs families in the area utilizing financing from Western Community Housing, City of Los Angeles Housing + Community Investment Department, Los Angeles County Development Authority, California Tax Credit Allocation Committee (CTCAC), and California Debt Limit Allocation Committee (CDLAC).
The building will be five stories high, with parking on the ground level. It will be 59 feet tall, 190 feet long, and 150 feet wide. There will be a total of 79,200 square feet of floor. All 80 of the apartments will be low-income housing. 4 units will fall under the extremely low-income tier, 12 under the very low-income tier, and 64 under the moderate-income tier. The property will offer a mix of one-, two-, and three-bedroom arrangements.
Amenities will include a large community room with recreation space, a fitness center, and centrally located, open courtyards. There will be 10 compact, 4 disabled, and 52 standard parking spaces. 62 long-term and 6 short-term bicycle parking spaces will be available.
Signage on the property indicates that Mogavero Architects are behind the design. Renderings depict a contemporary interpretation of Mediterranean elements. The permit valuation, at the time of filing, was $11.6 million.
