Local real estate developer Pico Treasures LLC is developing the property near Pico Boulevard and La Cinega. West Pacifica Design is the architect managing the design concept and construction.

Renderings reveal a facade decorated in white and grey with rectangular orange projections. On-site amenities include courtyards, open spaces, and recreation rooms.
The project proposes entitlements through the Transit Oriented Communities guidelines to achieve greater density and reduced on-site parking. Additionally, reductions in open space and setback requirements have been requested. In exchange, the developer will set aside 13 apartments at affordable prices.

The property site borders the Mid-City and Cathay neighborhoods, where similar residential developments can be seen under construction.
