“The Link,” in Glendale, has recently opened at 3909 San Fernando Road. The site will bring ground-level retail and denser housing to an area close to employers, with the end goal of reducing dependency on auto transportation. The project is by local developer Kareco.
The building is five stories high. There is approximately 11,600 square feet of commercial floor area, 5,000 square feet of commercial studio space, and 1,500 square feet of lobby/leasing area, with supporting parking facilities, and recreation and open space amenities. The ground floor contains commercial space, with residential housing occupying the four levels above. There are 142 residential units.
The recreational facilities and open space amenities are located on the second floor, podium level, and would total 13,853 square feet Amenities include package lockers, a clubhouse, resident activities, a dog wash station, and a dog park. Outdoors, there is a resort-style pool and spa with poolside barbeque dining. There is a two-story fitness center, as well as bike storage and nearby hiking trails for exercise. A total of 244 parking spaces would be provided on the ground floor and within a two-level subterranean parking garage
The design is by TCA Architects. It is a U-shaped structure that wraps around the site on the sides facing San Fernando Road, Central Avenue, and the CVS Pharmacy parking lot. Applications for residential and commercial tenants are currently being accepted.
