Rebar is starting to rise at 3688 South Overland Avenue in Palms. The project will bring denser housing, as well as ground-floor commercial space, to the area. Oakmont Capital is the developer of the project. Recently, another large development, “The Roy,” was completed next door, and another down the street, “The Jagger,” is on the way.
The building will be 8 stories high, with 134,400 square feet of floor. The dimensions will be 85 feet tall, 283 feet long, and 115 feet wide. The large complex will host 138 apartments on the upper floors. 14 of the units will be low-income housing, falling under the extremely low-income tier.
Beneath the grade-level commercial space, there will be one level of the basement. The site will have a total of 69 compacts, 4 disabled, and 99 standard parking stalls. 86 long-term, and 11 short-term bicycle parking spaces will be available for alternative transportation.
Reed Architectural Group is behind the design. The site will offer 2,700 square feet of landscape. Additional amenities include a fitness center, a rooftop deck, and a swimming pool.$3.2 million was the total project valuation at the time of filing.
