A project with mixed-use spaces is proposed at 2311 North Hollywood Way in Burbank, Los Angeles. The project proposal includes the construction of four buildings with housing, retail, and office spaces. A retail store will be demolished for the project to move forward.

Century City-based firm LaTerra Development is the project developer. Urban Architecture Lab is managing the design concepts and construction.

The project site currently houses Fry’s Electronics store. Named Burbank Aero Crossings, the project calls for four buildings containing 152,000 square feet of office space, 9,700 square feet of restaurant space, and 862 apartments. Parking space with a capacity of 1,600 vehicles is also proposed on the site. The new housing development will feature a mix of studio, one-bedroom, two-bedroom, and three-bedroom units, including ground-level townhomes and live/work units.

Open spaces measuring an area of 130,000 square feet, north-south paseos, landscaped courtyards, and two rooftop pool decks will be designed. The development features a single-story commercial structure and three mid-rise buildings ranging from five to seven stories in height.

Renderings reveal a contemporary design with residential buildings facing Vanowen Street, Hollywood Way, and Valhalla Drive. The office buildings are planned toward the southwest corner of the parcel.

LaTerra is required to set aside eighty apartments for very low-income households. The project requires a density bonus review and conditional use permits to allow residential uses above ground-floor commercial space. Once approved, the construction is anticipated to begin in July 2022 and conclude by December 2025.
