Framing is starting to rise at 2922 Crenshaw in Jefferson Park, Los Angeles. The site will host new offices by CIM Group. It aims to attract tenants seeking opportunities in tech, creative design, financial services, and other innovative businesses. The site was previously a parking lot.
The building will be three stories tall, with 87,000 square feet of floor. The ground floor will have 17,000 square feet reserved for retail and restaurant space. The interior will have a central landscaped courtyard, which will be accessible to the public during business hours. The design will be a modern exterior, with several balconies and patios.
There will be a five-tier parking structure and subterranean parking level with a combined 326 parking spaces, which is 146 stalls over the code requirement. The site is close to the Los Angeles Metro Rail system and rapid bus for local commuters. Plans include elevating the streetscape by reformating the sidewalk and planting trees.
Abramson Architects is behind the design, which, “Uses variations in massing, roof forms, wall planes, and surface articulation to create a sense of entry and reinforce the neighborhood scale.” Development is expected to take a total of two years to complete. The building plans to open in the fourth quarter of 2022.
