A new residential project has been proposed at 1157 South Hoover Street in Pico-Union, Los Angeles. The project proposal includes the development of a five-story large apartment complex, replacing an existing pair of residential buildings on the site.
Local real estate firm 4D Development & Investment is the project developer. AFCO Design is responsible for the design concepts.
The project site is composed of two parcels. Named E on Hoover, the project proposes to bring a five-story edifice featuring 48 apartments. The residences will be offered as a mix of studios and one-bedroom units. A subterranean parking garage with a capacity of 24 cars will be developed on the site.
Renderings reveal a contemporary podium-type building. Entitlements for the project were granted using Transit-Oriented Communities incentives to permit a larger structure than allowed by zoning Rules. The developer will set aside six of the apartments as affordable housing at the very low-income level in exchange for the bonuses.
The project site is located at the intersection of 12th Street & Hoover Street.
