A new modular residential tower will soon be seen at 845 Olive Street in downtown, Los Angeles. The project proposal includes the redevelopment of an asphalt parking lot into a residential high-rise with 19 stories. Plans for the tower were approved in 2019.

Hollywood-based real estate firm Relevant Group is the project developer. Gensler is responsible for the design concepts.

Plans include the construction of a 19-story high-rise, featuring 329 studios, one-bedroom, and two-bedroom apartments. Commercial space spanning an area of 5,300 square feet will be developed on the ground floor. Subterranean parking with a capacity of 14 vehicles will be designed on the site.

Requested entitlements include density bonus incentives to build more housing than otherwise allowed by zoning rules with reduced on-site parking. In exchange, 36 of the proposed apartments – ranging from 347 square feet to 670 square feet in size – will be restricted as affordable housing for rent by very low-income households for a period of 55 years.

Renderings reveal prefabricated modular units designed in a tower rising to a height of 200 feet. The building will showcase a facade clad in metal panels and perforated metal screens, and culminate in a large rooftop pool and amenity deck.
