Work is rolling out in phases at Village at the Park Drive and Westpark Court, in Camarillo. Hiji Investment Company is behind the planned community, that will be a mix of commercial and residential units next to a 55 acre sports park. Some communities have already been completed, while others have yet to break ground.

The site is about ten acres of horizontal land. There will be six commercial buildings totaling approximately 42,630 square feet of building area on 7.07 acres. A market, multi-tenant retail building, and drug store are proposed.The site plan includes three future outpads that would be located along Village at the Park Drive. It is anticipated that these buildings would be for restaurant and retail use.

The residential units would be developed on the easterly and southerly portion of the site on approximately 2.99 acres within 8 separate buildings. One of the buildings facing north toward the commercial area would be a two-story mixed-use consisting of 2,740 square feet of commercial space and 1,160 square feet for a recreation room on the ground floor and four residential units above. The residential units on the second floor of the mixed-use building would consist of two bedrooms and two full bathrooms, ranging in size from 1,453 to 1,509 square feet of living area. Each of the residential units would have an attached two-car garage on the ground floor with direct access provided into the unit.

An outdoor recreational area with a pool would be provided for resident use located within the central courtyard area.The site plan has walkways in front of the commercial buildings, including a variety of pavement treatments, landscape planters, freestanding planter pots, and benches. The site plan shows enough space for outdoor patio areas adjacent to the commercial buildings. Decorative features would include the use of fountains, architectural light fixtures and bollards. At the corner of Village at the Park Drive and Westpark Court, a landscape berm with a cascading fountain is proposed.
