A new residential project will soon be seen at 5863-5879 West 3rd Street in Fairfax, Los Angeles. The project proposal includes the development of an apartment complex. Plans call for the demolition of a couple of commercial buildings and two adjoining surface parking lots on the site.
Local real estate firm Conroy Commercial is the project applicant. West Pacifica Design and Harmony Garden are responsible for the design concepts.
The project site is parcel spanning an area of half acres. The exisiting structures, built in the 1930s and 1940s, will be razed to develop a new five-story apartment building featuring 93 units. Named The Conroy, the residences will be offered as a mix of one-bedroom and two-bedroom units. A two-level basement garage with a capacity of 151 vehicles will be developed on the site.

Conroy Commercial, has requested the approval of Transit Oriented Communities incentives to permit a larger, denser building than otherwise allowed by zoning rules. In exchange for the incentives, 8 of the proposed apartments would be set aside as affordable housing at the extremely low-income level.
Renderings reveal a contemporary low-rise structure with a rooftop amenity deck, a side yard, and two central courtyards.
The property site is located at the northeast corner of 3rd Street & Poinsettia Place. The project is under review and an estimated construction timeline has not been announced yet.
