One year after the residential project was approved, a new multifamily residential development is getting its finishing touches at 3642 South Motor Avenue in Palms, Los Angeles. The project proposal includes the development of a six-story apartment building on a site that formerly housed a medical office building.
The Albert Group Architects is responsible for the design concepts. Owner and developer Arden LLC acquired the property for $7.5 million in April 2019.
Named The Aster, the new construction brings a six-story building offering 62 apartments, including deed-restricted affordable units. A semi-subterranean parking garage will also be built on the site.
Renderings reveal a contemporary low-rise design, clad in brick, stucco, and metal panels. In addition to housing, the building features an interior courtyard at the 2nd floor, as well as ground-floor community room, and additional common spaces at the 4th, 5th, and 6th floors.
Plans for an apartment building at 3642 Motor date to 2016 included a the property be built with a smaller 49-unit development using state density bonus incentives. The current project was approved using the Transit Oriented Communities guidelines to permit a larger building.
