A new mixed-use project has been proposed at 5020 West Sunset Boulevard in Hollywood, Los Angeles. The project proposal includes the development of an apartment building offering residential and retail spaces.
Joe Englanoff’s firm is the project developer. Jamie Matz is responsible for the design concepts.
The project, named Sunmar for its cross streets of Sunset and Mariposa Avenue, will rise from a vacant site. Plans call for the construction of a seven-story edifice featuring 40 apartments. The building will also offer retail space on the ground floor, spanning an area of 1,526 square feet. Parking for 51 vehicles will also be provided on the site.
Requested entitlements include Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by the rules of the Vermont Western Station Area Neighborhood Plan. In exchange, Englanoff would set aside eight of the apartments as affordable housing at the very low-income level.
The residences will be offered as a mix of studios and one-bedroom apartments, as well as larger five-, six-, and seven-bedroom units common with co-living developments.
The project site is located near Sunset Boulevard & Normandie Avenue in Little Armenia. The site sits less than a half-mile west of the Vermont/Sunset subway station, and near similar mixed-use projects now being built by LaTerra Development next to Barnsdall Park.
