A new mixed-use project is taking shape at 11111 Jefferson Boulevard in Culver City, Los Angeles. The project proposal includes the development of a five-story building offering housing, retail, and office spaces. The project will replace a post office and a Coco’s restaurant on the site.
3MR Capital and The John Buck Company are the project developers. Culver City-based wHY Architecture is responsible for the design concepts, while AO serves as its architect of record.
Named for its address at 11111 Jefferson Boulevard, the project site is a parcel spanning an area of 3.4 acres. The $210-million project was approved last year. The project will bring a five-story building offering 230 residences as a mix of studios, one-bedroom, two-bedroom, and three-bedroom units. Commercial space spanning an area of 55,000 square feet will be developed on the ground floor. Office space measuring an area of 11,450 square feet will be developed on the second floor. Parking for 653 vehicles will be provided on the site.
The developers will set aside 19 of the apartments for rent by very low-income households as part of a condition of approval. Additionally, plans call for a new 13,000-square-foot courtyard at Sepulveda and Jefferson and a 30,000-square-foot public park fronting Machado Road, both of which are privately owned but accessible to the public.
Renderings reveal a contemporary podium-type building with a setback above its second floor that create open space for residents.
11111 Jefferson is anticipated be built over a roughly 26-month period starting in the second quarter of 2022 and concluding in the third quarter of 2024. Ongoing work is limited to the demolition of existing buildings.
The wedge-shaped project site is located at the intersection of Jefferson Boulevard and Sepulveda Boulevard.
