A new mixed-use project has been proposed for development at 555 Arroyo Parkway in Pasadena. The project proposal includes the development of medical offices and senior housing near Metro’s Del Mar and Fillmore Stations.
Pasadena-based Kutzer Company is the project developer. Adept Urban is responsible for the design concepts.
The project site is a parcel spanning an area of 3.3 acres. Named The Affinity, the project will bring medical offices and residential units into two mid-rise buildings. The medical offices will span an area of 154,000 square feet of medical offices. The complex will offer 95 independent senior apartments. The units will be developed as a mix of one-bedroom and two-bedroom apartments. Parking accommodations would vary between a four-level, 650-car subterranean garage in the all-residential alternative or a five-floor, 850-car garage in the office alternative.
The mixed-use development is poised for approval at this week’s meeting of the Pasadena Planning Commission. Alternatively, the Kutzer Company may omit the proposed medical office building and build 197 residential units and 3,000 square feet of ground-floor commercial space.
Renderings reveal a contemporary style in the design with an exterior of brick and metal. Setbacks on the upper floors would provide amenity space for occupants of the residential and office buildings.
The project site sits between the intersection of California Boulevard and Bellevue Drive. Construction of Affinity is slated to begin as early as 2023 and conclude over a single 34-month period.
