A new residential project has been proposed for development at 3845 Fletcher Drive in Glassell Park. The project proposal includes the development of 37 three-story residences. Plans call for small lot subdivision of the project site.
IHP Capital Partners and Comstock Homes are the project developers. KTGY Architecture + Planning is responsible for the design concepts.
The project site is a parcel spanning an area of 1.9 acres. Plans call for the construction of 37 detached residences and open space spanning an area of 20,000 square feet. The project site will also feature outdoor gathering areas for the residents. The homes will be designed with two-bedroom and three-bedroom floor plans ranging from 1,650 to 1,740 square feet. Each home will include a two-car garage and a rooftop deck.
The project is expected to break ground early next year, with the aim of launching sales by the second quarter of 2023. The project site sits north of the Glendale Freeway.
