A new residential project has been planned for development at 5211 Venice Boulevard in Mid-City, Los Angeles. The project proposal includes the development of a five-story apartment complex featuring residential units and parking. Plans call for the demolition of the existing commercial building on the site.
P.D. Development LLC is the property owner. Sam Ghanouni is designing the building.
The project site is a parcel spanning an area of 16,600 square feet. The project will construct a new five-story building featuring 52 apartments above a two-level, 71-car underground parking garage. Project entitlements include density bonus incentives, permitting a larger structure than allowed by zoning rules in exchange for the provision of five apartments as very low-income affordable housing.
Renderings reveal a contemporary low-rise structure with a ground-floor courtyard, and open space in a rear yard and on the roof deck.
The project will be subject to a City Planning Commission hearing, based on the type of entitlement sought. An estimated construction timeline has not been announced yet. The project site is located at the intersection of Venice Boulevard and Cochran Avenue.
