A new mixed-use apartment building has finished construction at 3768 East Colorado Boulevard in East Pasadena. The project proposal includes the development of a mixed-use building offering residential and retail spaces, parking, and onsite amenities.

The project is a joint venture between West Hollywood-based APPA Real Estate and its partners Sundance Bay and Geolo Capital. KFA Architecture is responsible for the design concepts.

Named RinRose, the project broke ground in 2020 and brings a five-story building featuring 100 apartments. The residential units include five deed-restricted affordable units. The apartment complex also features retail space on the ground floor spanning an area of 4,500 square feet and two levels of subterranean parking.

Renderings reveal four floors of wood-frame construction above a concrete podium. The building incorporates sloping rooflines, intended to reference the pitched roofs of houses in the surrounding residential neighborhood. On-site amenities include a gym, co-working space, courtyards, and rooftop decks.

APPA acquired the development site in 2019 for $8.5 million, which was already entitled by Bolour Associates. A $32-million construction loan for the project was secured in 2020.
