A new mixed-use project is planned for development at 1540 6th Street in Westlake, Los Angeles. The project proposal includes the development of a mixed-use building offering multifamily housing and retail space. A 1920s commercial building that currently houses an antique store will be demolished.

PGB Holdings, LLC is the project applicabt. The Albert Group Architects is responsible for the design concepts.

The project site spans an area of 8,000 square feet and will be redeveloped with multifamily housing and retail space. Plans call for the construction of a new five-story building featuring 38 studios and one-bedroom apartments above roughly 349 square feet of ground-floor commercial space. Semi-subterranean parking for 31 vehicles will be provided on the site.

Requested entitlements include Transit Oriented Communities development incentives, permitting reductions to on-site open space and setback requirements in exchange for the provision of four units of extremely low-income affordable housing.

Renderings reveal a contemporary low-rise structure clad in white and red stucco, and wrapped in rail-lined balconies. Plans show upper level terraces along the southern property line, creating amenity decks for residents while scaling down the building’s height.

The development site last sold for $3.5 million in 2020. The estimated construction timeline has not been announced yet.
