A new high-rise apartment tower has been planned for development at 6527-6535 Wilshire Boulevard in Beverly Grove, Los Angeles. The project proposal includes the development of a mixed-use tower offering residential and retail spaces. A 1950s commercial office building on the site is slated for redevelopment.
Beverly Hills-based 3D Investments is the project developer. Abramson Architects is responsible for the design.
The project is seeking approval to raze Anderson Place, a roughly 18,000-square-foot building, to clear the way for the construction of a 20-story apartment tower featuring 77 dwelling units. The units will be offered as a mix of one-bedroom, two-bedroom, and three-bedroom dwellings atop 4,000 square feet of ground-floor retail space. Parking for 151 vehicles will be located above and below grade.
Requested entitlements include Transit Oriented Communities affordable housing incentives, permitting increased density and floor area relative to zoning regulations. In exchange, the project will set aside eight apartments for rent by extremely low-income households.
The tower will rise 243 feet above street level. The building’s design is similar in scale to surrounding developments and features a metal and glass façade. Renderings reveal perforated metal panels screening three floors of above grade parking. Open space amenities include a fitness center, club rooms, co-working space, and podium terrace deck, and a rooftop pool.
Construction of the tower is expected to occur over a roughly 28-month period starting in the first quarter of 2024 and including in the second quarter of 2026.
The project site is located near Wilshire Boulevard and San Vicente Boulevard.
