A new apartment complex has been proposed for development at 3301 Beverly Boulevard in Westlake, Los Angeles. The project proposal includes the development of a seven-story apartment building offering residential units, parking, and onsite amenities. The complex will replace a 1920s commercial building and a smaller residential structure with six residential units.

Amir Obhesion, through the entity Florence Apartment Corporation, is the project applicant. John Kaliski Architects is designing the apartment complex.

At the intersection of Beverly and Hoover in Rampart Village, a new seven-story complex will offer 100 units on a corner wedge-shaped parcel. Plans call for the construction of the apartment complex spanning an area of 87,000 square feet. The 100 units will be offered as a mix of one-bedroom and two-bedroom plans above podium parking for 93 vehicles.

The applicant is seeking entitlements using Transit Oriented Communities incentives to permit a larger, denser development than zoning rules would typically allow. In exchange, 10 of the new apartments would be set aside as deed-restricted affordable housing at the extremely low-income level. Renderings reveal a contemporary podium-type building, offering onsite amenities like a gym, a courtyard, and two rooftop terraces.

The proposed project would rise less than a half-mile from the entrance to Metro’s Vermont/Beverly Station.
