A new apartment complex has been proposed for construction at 529 East Palm Avenue in Burbank. The project proposal includes the development of a four-story building offering residential spaces. A series of small residential buildings completed in the 1920s and 1950s could be razed and redevelopment with a larger apartment complex. The proposed project would replace four existing residential units.

Palm Townhomes LLC, an entity linked to Burbank-based Gerro Properties, is the property owner. BOLADarck is designing the project.

Named Palm Townhomes, the proposed project will be a new four-story building, featuring 24 residential units. The units will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom apartments ranging from 738 to 1,211 square feet in size. Plans also call for 38 parking stalls in a subterranean garage.

City records indicate that the project is being entitled using density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, eight of the proposed apartments will be set aside as affordable housing at the very low-income level.

Renderings depict a building clad in painted stucco, with a decorative screen ornamenting the Palm Avenue side of the site. The project site is located just northeast of the Burbank Downtown Transit Oriented Development Specific Plan area, a roughly 1,000-acre district where city officials have pushed to concentrate future growth.

  1. There will only be Three (3) very low income affordable units in this 24 Condominium unit building. Consists of two adjoining lots above Glenoaks Blvd.
